The Cayman Islands is a British Overseas Territory in the Caribbean, located approximately 475 miles southwest of Miami. Grand Cayman is one of the most accessible destinations in the region, with regular flight connections to major cities in the United States, Canada, and the United Kingdom.

The jurisdiction is known for modern infrastructure, low crime, excellent healthcare and education facilities, a strong legal system, and a pro-business environment. It is also one of the world’s leading financial services centers, with a well-established professional services industry supporting international business, funds, trusts, insurance, estate planning, and private wealth structures.

The Cayman Islands also offers a highly attractive tax-neutral environment. There are no recurring income, corporate, capital gains, inheritance, sales, VAT, or property taxes. There are also no restrictions on foreign ownership of land, although stamp duty and other transaction costs may apply to property acquisitions.

For qualified investors, Cayman Islands Residence by Investment can provide a combination of lifestyle, privacy, tax efficiency, real estate ownership, family security, and long-term optionality in a stable British Overseas Territory.

Benefits of Cayman Islands Residency by Investment

The Cayman Islands has no recurring income tax, corporate tax, capital gains tax, inheritance tax, sales tax, VAT, or property tax. This makes it attractive for internationally mobile individuals, entrepreneurs, investors, and families seeking a tax-efficient residence option. Applicants should obtain independent tax advice before relying on any tax outcome, particularly where they have existing tax residence, citizenship, business interests, trusts, companies, or cross-border assets.

Cayman Islands residence provides a secure base in a politically stable British Overseas Territory with a strong legal system, respected institutions, and close links to international business and finance.

Cayman Islands real estate is attractive for applicants seeking residence, investment exposure, and a vacation or lifestyle home. There are no restrictions on foreign ownership of land and no alien landholding license requirements.

The Cayman Islands offers more than one residence option for investors. Applicants may choose a 25-year residency certificate through qualifying real estate, a permanent residence route through a higher developed real estate investment, or certain business investment routes, depending on their objectives.

Applicants may be able to include qualifying family members, including a spouse or civil partner and dependent children, subject to the selected route and applicable dependency, health, character, and documentation requirements.

Grand Cayman is one of the easiest Caribbean islands to reach, with regular flight access from major cities in North America and the United Kingdom. Miami is approximately 70 minutes away by air.

The Cayman Islands offers luxury resorts, internationally recognized beaches, high-quality restaurants, excellent diving, private villas, strong infrastructure, and a high standard of healthcare and education.

The Certificate of Permanent Residence for Persons of Independent Means may support a future pathway to naturalization as a British Overseas Territories Citizen, subject to meeting the relevant residence, presence, good character, and legal requirements. This pathway is not automatic and does not apply to every Cayman Islands residence route.

Who Can Get Cayman Islands Residence

The main applicant must generally:

  • Be at least 18 years old
  • Have a clean criminal record
  • Pass medical requirements
  • Demonstrate sufficient financial resources
  • Confirm the lawful origin of income and investment funds
  • Complete the required qualifying investment
  • Meet all documentation, due diligence, and government requirements
  • Not present a national security, reputational, criminal, financial, or health risk

A spouse or civil partner over the age of 18 may be included, provided they meet the applicable character, health, documentation, and due diligence requirements.

Dependent children may be included, subject to the selected route and applicable requirements. This may include children under 18 and children over 18 who are enrolled in full-time study or who otherwise qualify as dependents under the relevant rules.

Program Requirements

To qualify for Cayman Islands Residence by Investment, applicants must select one of the available routes and meet all other eligibility, due diligence, documentation, investment, and government requirements.

Option 1: Certificate of Direct Investment

Applicants may qualify for a Certificate of Direct Investment by investing at least CI$1 million, approximately US$1.2 million, in an employment-generating business or businesses in the Cayman Islands.

This route may allow the applicant to live in the Cayman Islands and work for the business or businesses in which they have invested, subject to the applicable rules and permissions.

A spouse or civil partner and dependent children may also receive dependent residence rights, subject to approval.

Option 2: Substantial Business Presence Residency Certificate

Applicants may qualify for a Residency Certificate based on substantial business presence if they own at least a 10% share in an approved business category or are employed in a senior management capacity within an approved business.

Approved business categories may include areas such as captive insurance, financial trading, investment banking, and other qualifying sectors.

This route can provide a 25-year residency certificate, subject to the applicant continuing to meet the relevant requirements.

Option 3: Residency Certificate for Persons of Independent Means

Applicants seeking residence as Persons of Independent Means may qualify by demonstrating sufficient income and making a qualifying local investment.

For residence in Grand Cayman, applicants must generally demonstrate annual income earned outside the Cayman Islands and make a local investment of at least US$1.2 million, with a required portion invested in developed real estate.

For residence in Cayman Brac or Little Cayman, lower income and investment thresholds may apply.

This route provides a 25-year residency certificate. It does not normally provide the right to work in the Cayman Islands and does not by itself create a pathway to naturalization.

A minimum annual presence requirement applies, and applicants must continue to satisfy the relevant conditions.

Option 4: Certificate of Permanent Residence for Persons of Independent Means

Applicants seeking permanent residence may qualify by investing at least CI$2 million, approximately US$2.4 million, in developed real estate in the Cayman Islands.

This route has no fixed expiry date and may provide a pathway toward naturalization as a British Overseas Territories Citizen, subject to meeting the relevant residence, presence, good character, and legal requirements.

The holder may also apply to vary the certificate to allow the right to work, subject to approval and any applicable fees.

A minimum annual presence requirement applies. The current guide indicates a minimum one-day residency requirement each year for this route.

Other Requirements and Considerations

Applicants must demonstrate good character, good health, lawful source of funds, and sufficient financial resources to support themselves and any dependents.

The Cayman Islands authorities may refuse an application if the applicant presents a national security risk, reputational risk, criminal risk, financial risk, or health risk, or if the application does not satisfy the relevant legal and documentation requirements.

Applicants should also consider the differences between the available routes carefully. Some routes provide residence for a defined period but no right to work and no naturalization pathway. Others may provide permanent residence and potential long-term eligibility for naturalization, subject to strict requirements.

Professional legal, tax, and real estate advice should be obtained before proceeding, particularly where applicants have complex wealth structures, international businesses, trusts, companies, existing tax residence obligations, or cross-border family circumstances.

Application Process

  • MONTH 1

    Client Onboarding

The process begins with Latitude’s initial due diligence and eligibility assessment. This allows us to review the applicant’s objectives, family circumstances, background, source of funds, preferred route, and potential suitability for Cayman Islands residence.

Following successful screening, Latitude provides a Client Agreement for review and signature. Once the agreement is signed and the retainer is received, our legal and processing teams begin preparing the required government forms and supporting documentation.

If the selected route involves property investment, the applicant will also need to identify and proceed with a qualifying real estate purchase. Latitude can liaise with property professionals, legal advisors, and the relevant Cayman Islands authorities on the applicant’s behalf.

  • MONTHS 1-2

    Application Review and Submission

Before submission, Latitude reviews the application file in detail to ensure the documents are complete and aligned with the relevant requirements.

Our team then prepares the application for submission to the appropriate Cayman Islands authority. The authorities undertake their own review, including due diligence, documentation checks, and assessment of the applicant’s eligibility under the selected route.

Latitude remains closely involved throughout this stage to respond to requests, coordinate additional information, and help the application proceed as efficiently as possible.

  • MONTHS 4-6

    Cayman Islands Residence Certificate Issued

Once the application has been reviewed and approved, the applicant must complete any outstanding investment, contribution, fee, or documentation requirements.

Following completion of the required steps, the relevant residence certificate is issued to the successful applicant and, where applicable, qualifying family members.
